Your referral agreement and payment will not be an afterthought

We want the business side to be as clear as the client side. The referral terms are put in writing and approved through the appropriate brokerages before the transaction gets too far along.

We keep the executed referral agreement with the transaction, make sure the referral is accounted for as closing approaches, and communicate with the appropriate brokerage or closing parties so payment can be routed according to the agreement. After closing, we confirm that the referring brokerage has what it needs rather than assuming someone else handled it.

Referral fees are negotiable and paid according to the executed broker-to-broker agreement. Federal Regulation X recognizes cooperative brokerage and referral arrangements when the parties are acting in a real estate brokerage capacity; the Consumer Financial Protection Bureau provides the current federal language. Every agent should still follow their own broker's requirements.

We protect the relationship you already built

Our role is to serve your client on the Tennessee side of the move—not to erase the professional who sent them.

We record where the referral came from, keep the scope of the relationship clear, and give you credit for making the connection. If the client later needs real estate help back in your market, our natural move is to reconnect them with you.

If your client's destination or property type falls outside the area we can serve well, we will tell you before accepting the referral whenever possible. The handoff can be simple:

  1. You contact us to confirm the client and service area are a good fit.
  2. The brokerages document the referral terms.
  3. You make a warm introduction in the way that feels natural for your relationship.
  4. We connect with your client and begin the Tennessee relocation process.
  5. We take care of the client, keep you informed, and carry the transaction through closing.
  6. The referring brokerage is paid according to the executed agreement.

You do not need to send us a perfect file before making contact. A name, preferred contact method, likely destination, rough timing, and a little context about the move are enough to begin the conversation.

Yes. We welcome conversations with out-of-state Realtors whose clients are buying or relocating in the Nashville and Middle Tennessee markets we serve.

How much is the referral fee?

The referral fee is negotiable and confirmed in the written broker-to-broker agreement. We want the amount, parties, and payment terms to be clear before substantive work begins.

How will I know whether you reached my client?

We confirm the introduction and let you know whether contact was made. We then keep you updated at the meaningful milestones agreed on at the beginning.

Can you help if the client has not chosen a city yet?

Yes. Many relocating clients begin with “Nashville” and need help comparing the city, suburbs, and communities farther west or south. Helping them narrow that search is one of the most valuable parts of the process.

Can you help a client buy remotely?

Yes. We can use video consultations, carefully filtered listings, live video walkthroughs, and detailed property research. We also make clear what the client still needs to verify before making a decision.

What happens if my client is looking outside your service area?

We will be honest about whether we are the right fit. If we cannot provide the level of local service the client deserves, we would rather say so than accept a referral we should not handle.
